Real Estate Property Transfer Document Check list

The following documents are necessary for real estate property transfer in the Philippines:

1. Certified True Copy of the Transfer Certificate of Title for house and lot or Condominium Certificate of Title for Condominiums.

2. For absentee owner, Special Power of Attorney, notarized and/or consularized (if owner is abroad)

3. Filled out BIR Form 1904 to validate TIN of sellers and buyer

4. Valid Proof of Identification, and Proof of Filipino citizenship or Former Filipino citizenship for buyers of house and lot

5. Certified True Copy of Tax Declaration (obtained from Assessor’s Office)

6. Real Property Tax Assessment (obtained from Assessor’s Office)

7. Real Property Tax Clearance (obtained from Assessor’s Office)

8. Owner’s Duplicate Copy of the Transfer Certificate of Title for house and lot or Condominium Certificate of Title for Condominiums.

Other documents which may be requested :

1. Copy of OR of latest association dues paid

2. Vicinity Map (may be requested from Assessor’s Office)

3. Old copy of the CAR (Certificate Authorizating Registration from BIR)

4. Blue Print of Buildings/Improvements

5. Release of Mortgage (if loan needs to be paid off)

6. Lot Plan

7. Subdivision Plan

8. Occupancy Permit for Newly Built Houses
